8. doing business outside Airbnb
You will inevitably be offered to take your business outside Airbnb. Guests will offer to pay you more or stay longer. We STRONGLY recommend against doing business outside Airbnb whenever possible. For starters, you will not be covered by Airbnb’s Host Guarantee or Host Protection Insurance. Second, if you happen to have a problem with the guest, Airbnb will not be there to back you up and help you solve the problem. Outside Airbnb, you are on your own, and depending on your locality’s tenant laws, you could have a serious problem.
In many locations, Airbnb also collects and remits taxes for you, keeping you on the right side of the law.
If you are going to rent outside Airbnb, make sure that you are completely comfortable with the guest and that you receive at least partial payment before they arrive. Also, make sure you have the necessary insurance coverage. Be sure to keep diligent records and pay occupancy and other applicable taxes.
